Title 5 Inspections
If you are selling your home and have a private septic system, you will most likely need to have a Title 5 inspection done. Title 5 inspections are good for 2 years. If the system is pumped every year on or before the inspection anniversary with pumping records maintained, then the 2-year inspection can be extended to 3 years. The Title 5 inspection consists of the following:
– We visit your towns board of health and water department to acquire copies of the septic system “as built” and 2 years of water records for town water locations.
– We schedule the on-site inspection at which time we locate, dig up and inspect the septic system components per Massachusetts Title 5. We are careful to minimize disturbing lawns and landscaping.
– An official Massachusetts Title 5 report is filed with your towns board of health and a copy is also provided for you.
